Structural Inspection and Building Safety Assessment Training Course: From Site Diagnosis to Repair Decisions

1Summary

A building that looks sound from the street can be hiding cracks, corrosion, or settlement that only a trained inspector would catch, and the gap between spotting that damage early and missing it is often the gap between a manageable repair and a safety emergency. This training course builds the technical knowledge needed to inspect buildings, judge their structural condition, and assess their safety using sound engineering principles and organized inspection methods.

Participants will work through how to examine structural and architectural elements, identify deterioration, and trace the causes of defects, cracks, and deformations that affect building performance. The course also covers reviewing drawings and technical records, documenting inspection findings, using measurement instruments, and applying non-destructive testing where appropriate, with particular attention to structural risk assessment, condition classification, technical reporting, and prioritizing repair and strengthening measures.

The Structural Inspection and Building Safety Assessment Training Course: From Site Diagnosis to Repair Decisions is delivered by Arab British Fellowship Training Academy for engineers, inspectors, and asset professionals responsible for building safety.

2Objectives and target group

Who Should Attend?

  • Civil and structural engineers responsible for building inspections, condition assessments, and identifying maintenance and repair needs
  • Inspectors, technicians, and consultants involved in building surveys, defect documentation, and structural risk assessment
  • Maintenance, asset management, and facilities engineers monitoring the technical condition of buildings and structures
  • Project managers and property or facility professionals who need to understand structural safety reports and building condition assessments

By the end of this training course, participants will be able to:

  • Apply the engineering principles used in building condition assessment and structural safety inspection
  • Use systematic inspection methods to detect defects and deterioration across different building elements
  • Analyze the causes of cracks, deformations, settlement, and deterioration, and assess their effect on structural performance
  • Apply inspection, measurement, and non-destructive testing methods to gather the data needed for condition assessment
  • Prepare clear technical reports covering findings, condition classifications, risks, and repair or strengthening priorities

3Course Content

Module 1: Why Systematic Assessment Protects Safety and Value

  • Concept and objectives of building condition assessment and structural inspection
  • Stages of the inspection process and the information needed before it begins
  • Building condition classification and structural safety levels as an outcome of good assessment

Module 2: Pre-Inspection Documentation and Site History

  • Review of structural and architectural drawings and available records
  • Examining the building's history, alterations, and previous maintenance works
  • Identifying the information needed to build an initial understanding of the structure

Module 3: Visual Inspection and Structural Element Assessment

  • Methods for conducting systematic visual inspections of buildings
  • Inspecting foundations, columns, beams, slabs, and structural walls
  • Distinguishing surface defects from signs of deeper structural problems

Module 4: Cracking, Deformation, and Ground-Related Movement

  • Types of cracks, their causes, and how to interpret crack patterns
  • Signs of settlement, deformation, and deflection in buildings
  • Indicators of foundation and soil-related problems and their link to structural movement

Module 5: Material-Specific Deterioration: Concrete and Steel

  • Common forms of reinforced concrete deterioration and reinforcement corrosion
  • Deterioration and corrosion affecting steel members, connections, welds, and bolts
  • Indicators of section loss or capacity reduction in structural elements

Module 6: Inspecting Walls and Non-Structural Elements

  • Assessment of walls, partitions, facades, and architectural elements
  • Signs of detachment, moisture, and cracking in non-structural components
  • Effects of non-structural defects on safety, usability, and overall performance

Module 7: Testing, Measurement, and Documentation Tools

  • Non-destructive testing methods and their role in assessing structural condition
  • Instruments for measuring cracks, deformation, levelness, and deflection
  • Organizing inspection results, photographs, and technical data within assessment records

Module 8: From Findings to Risk-Based Condition Classification

  • Assessing durability and structural capacity from inspection findings
  • Identifying structural hazards and classifying their severity and likelihood of progression
  • Consolidating findings into a building condition classification and setting maintenance priorities

Module 9: Reporting and Repair Prioritization

  • Structure and content of a technical building condition assessment report
  • Presenting findings, measurements, and engineering conclusions in a clear, reviewable format
  • Criteria for selecting repair, strengthening, or replacement measures based on severity

Module 10: Ongoing Maintenance, Monitoring, and Professional Responsibility

  • Setting maintenance priorities and periodic monitoring based on assessment findings
  • Managing inspection, maintenance, and previous intervention records over time
  • Inspector responsibilities and professional standards for decisions on occupancy, repair, or strengthening
