Prioritising Maintenance by Risk: A Reliability-Centred Maintenance Training Course for Facilities Assets

1Summary

Not every piece of equipment in a facility deserves the same maintenance attention — spending equal effort on a critical chiller and a minor fixture wastes resources on one and risks failure on the other. Reliability-Centred Maintenance (RCM) solves this by directing maintenance effort to where it matters most: the assets whose failure would actually disrupt operations or compromise safety.

The Prioritising Maintenance by Risk training course, offered by Arab British Fellowship Training Academy, equips facilities and maintenance professionals with the analytical tools to apply RCM principles, strengthen asset reliability, and support long-term lifecycle management through failure analysis, criticality assessment, and continuous maintenance optimisation.

2Objectives and target group

By the end of this course, participants will be able to:

  • Explain the core principles and history of RCM and its application in facilities management.
  • Conduct failure mode and effects analysis (FMEA) for critical building assets.
  • Classify assets by criticality and select the appropriate maintenance strategy for each.
  • Apply RCM decision logic to balance reliability, cost, and risk.
  • Use reliability data and performance metrics to drive maintenance optimisation.
  • Integrate RCM into lifecycle management planning and build organisational buy-in for reliability-based practices.

Target Group

  • Reliability and asset engineers.
  • Facilities and maintenance managers.
  • Maintenance planners and reliability analysts.
  • Building engineers and asset management professionals overseeing lifecycle planning.

3Course Content

Module 1: Foundations of Reliability-Centred Maintenance

  • Origins and core principles of RCM.
  • How RCM differs from traditional preventive maintenance.
  • The business case for reliability-based decision-making.

Module 2: Failure Analysis and Asset Criticality

  • Conducting failure mode and effects analysis (FMEA).
  • Identifying failure patterns and root causes.
  • Ranking assets by criticality and risk.

Module 3: Selecting and Applying Maintenance Strategies

  • RCM decision logic and strategy selection.
  • Matching maintenance tasks to failure modes.
  • Balancing preventive, predictive, and run-to-failure approaches.

Module 4: Monitoring Reliability and Optimising Maintenance

  • Key metrics for measuring asset reliability and validating strategies.
  • Identifying opportunities to reduce unnecessary maintenance.
  • Reallocating resources toward high-risk, high-impact assets.

Module 5: Lifecycle Management and Sustaining Reliability

  • Integrating RCM into long-term asset lifecycle planning.
  • Capital renewal and replacement decision-making.
  • Sustaining reliability gains through organisational culture and processes.
